HERITAGE & DESIGN
Delta House comprises 175 and 177 Borough High Street which were historically separate buildings. Over time, they have been significantly altered and merged to form the current unified layout. Due to the extent of these internal changes, only 177 is Grade II listed. Our design approach respects the site's historic character while upgrading its functionality.
1. The front façade will be retained and improved
2. The new roof extension has been designed to sit sensitively within the street scene
3. A redesigned shopfront will reintroduce traditional detailing in line with mid-to-late Georgian architecture
4. The proposals have evolved through heritage input and include a full Townscape and Visual Impact Assessment (TVIA)
We are working closely with heritage consultants and the local planning authority to ensure our design enhances the conservation area.

Our plans reflect a strong commitment to environmental responsibility and sustainability:
1. Targeting BREEAM ‘Excellent’ or ‘Outstanding’ certification
2. Retaining and reusing the existing structure to reduce embodied carbon
3. Creating green roof terraces for occupiers and positive biodiversity net gain
4. Improving the building's EPC rating and operational efficiency
Our refurbishment-first approach is significantly more sustainable than demolition and rebuild, aligning with modern low-carbon development standard.
