Why does the building need to change?
The building currently holds an EPC rating of F, which is not compliant with current requirements. To future-proof its let-ability beyond 2030 as well as for sustainability, the building needs to become a minimum EPC B.

Why does the building need internal improvements?
In its current state, the building also lacks accessibility for wheelchair users and offers no cycle parking for tenants.
Internally, the office spaces and external amenities are of poor quality, limiting their appeal. However, there is a significant opportunity to enhance the site by improving overall provision and increasing employment floorspace by up to 30%.

How long will construction take?
Once started, we anticipate the works will take approximately 14 months, with general construction taking 12 months and 2 months for the internal fit out.

Will the construction be noisy?
All works will follow regulated hours and noise management plans to minimise disruption.

Are you demolishing the building?
No. We are partially demolishing retaining and enhancing the existing structure, including the historic frontage.
